In 2014, Caransa Groep B.V. began to transform a former office building located at the address Kostverlorenhof 2, Amstelveen, into a residential complex with 54 luxury rental apartments. The complex was delivered to the first residents in September 2015. The apartment complex has nine storeys accommodating a total of 54 apartments, which vary in area between 51 and 66 m².
The building was demolished down to its shell, after which steel structures were added to the facade for the balconies and walkways. These structures are no longer visible; they are obscured by the vertical aluminium sheet-metal work. The walkways have a zigzag form, and the railings are fitted with perforated plates specially designed for this project. The perforations have a more closed structure at the bottom of the facade, which gradually opens up the higher you go. This gives more privacy to the lower storeys and creates a more varied look for the facade. The facade sections are made of ceramic components.
All of the apartments are finished to the tiniest of details and fitted with sturdy wooden floors, high-quality kitchens (equipment: M-systems by Boretti), luxury tiled bathrooms, separate toilets and dimmable built-in lighting systems.
The apartments also have large balconies accessible via sliding doors, which also provide a great deal of natural light as well as an exquisite view. The balconies are on the sunny side of the building and fitted with adjustable sun awnings. The balconies are separated by sustainable wooden privacy screens, made of accoya. This wood – like all of the wood used during the project – is FSC-approved. The apartments are largely heated via underfloor heating and are all equipped with a heat-recovery unit.
All 54 apartments have a living room with an open kitchen, a bedroom, a bathroom and a separate toilet. Every apartment also has its own storage unit, which includes an electricity supply, on the same floor as the apartment. The units vary in size from 3-5 m².
The apartments are equipped with heat-recovery units and solar panels are installed on the roof, and the electricity generated is used to power the apartments. The apartments therefore have an energy rating of A.
First redesignated building with a green certificate from the Netherlands Enterprise Agency
Named the Cobra District, this is the first redesignated (converted) office block in the Netherlands to receive a green certificate from the Netherlands Enterprise Agency (RvO). This is thanks in part to the fact that the project complies with the extremely strict energy requirement (EPC standard of 0.6 or lower) applicable to new build apartments.
